Do tiny houses count as accessory dwelling units (ADUs)?

In some cases, they do. But it will depend entirely on how your city defines an ADU and what the specifications of your tiny house are.

Where can I go to find out more about zoning in my city?

Start with your city's website. Look for zoning laws about parking boats and RVs or about minimum square foot requirements if you're planning to build on a foundation. If you can't find the info you need, ask around. You may need to contact the city directly or you can comment here or on our legal issues page to see if anyone else in our tiny house community has already done the research for you.

Are there any tiny house communities currently in Utah?

Not at the moment, but there are people actively working on it. Right now it's looking like it might be a year or two before we have anything in place, but we'll keep you updated.

What's the "gray area"?

A lot of people will mention the "gray area" of tiny house parking. This refers to the fact that tiny houses are typically neither legal nor illegal. Rather they are a-legal in the sense that our current laws simply do not mention tiny houses at all. For more info on this issue, read this article. And check out our legal issues page for more info.

How can I find people who might let me rent land?

Talk to everyone you know. Post about it online. Check out all potential spots and ask your friends to ask their friends. You never know who might be interested in earning a little extra money each month.
